For those Realtors out there who are working themselves to the bone as Phoenix Home Buyers agents and are successfully serving your clients let me give you a BIG thumbs up.
To provide an example of those who are not closing those deals representing buyers, let me tell you a story about how my willingness to “write” regardless of status in the MLS procured 3 real estate sales.
If you have seen my posts on Trulia, you know I have blogged there. There was a time when I was blogging pretty heavily there, but as busy as I have been I just simply have not enough time to push as hard to write meaningful blogs there as I do here. None the less, I still try.
During that period when I was a very active participant, I was contacted by a Trulia buyer about a property under contract by a question I answered he posted and it read something like this...
“My Realtor told me she would not write an offer for me on a condo I really wanted to buy all cash full price because it was already under contract as a short sale with something she said was AWC (Active With Contingent). Is that true?”
My answer was as follows...
“If your Realtor has refused to present an offer for you it would be my great pleasure to write that offer for you. It might be a back up offer, but at least if the first offer falls out yours might be the next in line”
No more than 30 seconds after I posted that response, the phone rang and it was the buyer.
We did write that back up offer that I presented and even though nothing came of it, he was so pleased that I was “willing” to work for him and present he asked me if I could help him with a couple other real estate purchases. It turned out he and his very cool girl friend AND their daughter were all needing real estate services and asked me to help.
Three closings later, they were all happy as was I.
By my willingness to serve this particular client, it paid off in big dividends.
The lesson here is to write. It’s what we were licensed to do and people expect us to do it no matter how pointless or hopeless we as Realtors might think it is. If you practice this policy, you will discover that people will cling to you because they will at least feel like you care more about them and less about how important you are... and they’ll pay you for it.
