An out of state buyers dilemma...
Showing buyers property from out of state these days is an uncertainty. They generally hear so much misinformation from people they speak to when they come to visit that it amazes me why they would even be considering a home purchase.
On a recent first meeting I spent some time speaking to a buyer from out of state who stated ”I think that the real estate bottom has finally hit in Phoenix and it’s a great time to buy... but I’m not sure”. Then asks the question “what do you think?”. Just a min, let me look of about 100 different opinions off the internet you read and the multitude of questions you posted on Trulia and read those answers for you again so we can make sure that you are completely and utterly confused.
It’s time to end the confusion once and for all about Real Estate in Phoenix.
We have one thing that most all of the country doesn’t have right now. 72 degree sunny weather. I’m looking at it right now outside my window in my office and I have to tell you that those photos and videos I saw this morning on the today show of a major snow storm makes me remember why I’m here. Yes, it’s true. I’m someone that lives here who wasn’t raised here.
So, I can hear you asking what the heck does this market bottom stuff have to do with weather? Yes, you are thinking that, aren’t you?We’ll here it is. Currently, sales in the metro area are up but prices are continuing to soften. Not by much, but by very small amounts. This may continue for the next few years depending on how much need there is for the banks to accept lower than market valuation Purchases.
People are buying here not because the pricing has hit bottom but because they can finally afford to purchase the second home or retirement home they dreamed of in days past and they are more than anxious to be moving away from brutal, nasty cold weather, floods, constant rain, unbearable humidity and the list grows.
So, no matter what you think of the “market” you cannot escape from the fact that there are few places to live that provide the weather and lifestyle of the Phoenix and metro area.
Now go put another log on the fire and start thinking sunny thoughts. I’ll have a home waiting here just for you when you’re ready.
