Short Sale Solutions that May Help Avoid Foreclosure

So many people are over their heads with homes these days, especially in the Phoenix Metro Area where values shot up like the stock market and plunged just as quickly. If you are one of those people, here are a few resources to help you move forward BEFORE you list your home as a short sale.

Federal Government programs are available to help many homeowners. An affordable mortage program is one (aka "HAMP" or Home Affordable Mortgage Program) but with prices so out of line with the debt, those mortgage mods offer nothing but a temporary solution for area residents if the mod works at all.

The program that is being looked at here as a strong possibility is the "HAFA" program nor Home Affordable Foreclosure Alternative. Not all investors are embracing this program so you'll need to know if your servicer (the people you make your payment to) has an investor that is allowing this. The general rumor is that it will be an industry wide platform by all investor's and servicer's by the end of the year 2010. this program helps to settle your 1st and possibly if you have one 2nd lien holders with a paid in full status without a deficiency claim against you. there are several conditions you must meet in order to qualify for the program, but the best thing is.... the lenders MUST disclose their net dollar amount the investor is willing to accept and they are required to respond to any offer if they are participating in the program within 10 days as an acceptance or rejection! this eliminates the long waiting period for short sale listings where buyers drop out because of the long time line.

The best advice I can provide to you all who are in this situation is get proactive and ask for help from a professional realtor familiar with listing, negotiating and selling short sale homes.
