No doubt, we are entering in to a new age of instant info type of gratification beyond our wildest dreams. Because of the introduction of the smart phone, we have directly effected the way we gather information on anything instantly and remotely.

Great Apps For Buyers and Sellers

Power iPhone 4 used in Real Estate

I have two favorite devices I use when I work with Buyers, the iPhone 4 and the iPad 2.

The iPhone 4 is an unbelievably powerful tool for a buyer looking for property. I have already sold 3 homes using the Realtor.com iPhone application when showing property to buyers and they are amazed at the instant info type of experiences that the device and apps provide.

The three most widely used applications or "Apps" on the iPhone are Realtor.com, Trulia.com and Zillow.com. All three provide instant at your fingertips information for homes you find around you and what the pricing of those homes are including market trends within the area.

The other useful tool is the iPad 2. To me, the iPad is the most comprehensive hands on mobile real estate tool in existence for many more reasons than just searching for homes, but that I will cover in another post. The iPad provides a much better "App" search experience because of the screen size alone. One important thing to remember is that if you are not using an iPad with the 3 or 4G wireless service you'll have to have a phone that tethers to your iPad allowing location service. The consequences of not having 3 or 4G will be that you won't be able to track your location with these applications and render them useless.

The "iPhone App" is Different than the "iPad App" in all 3 categories.

The 2nd most powerful Realtor and Buyer search tool

This is my pride and joy, the iPad3. It is the most powerful device for my business I have ever owned but more over it provides unbelievable on the spot info for my clients to view for nearly any question they may have.  The applications and screen display will provide a great experience when using them with "on the fly" search apps specifically designed for the iPad as I mentioned about the iPhone, Realtor.com, Zillow.com and Trulia.com

 

Another advantage to having and iPad or iPhone is the ability to take photos and video.

You can use these as a buyer when you view homes you are not certain you will be able to remember details about what you see. So open up the camera and take some pictures or better yet, take a short video and speak in to the microphone with a little narration on the address of the home and add in any remarks you want to remember. Now you have a rolling video library of your home tour!

I guarantee you that once you start to use these two devices it will rock your world if you are looking for a home.

Realtor.com will show you photos and a full description of the home. It will also find homes available in the area as well and provide you with the MLS number to provide to your buyers agent you are working with (You folks are smart enough to use a Buyers Realtor or Agent to help you...Right?) so he or she can pull up that information and review any Realtor private remarks that may be important to know. Fortunately for me, I can log in to my local Arizona MLS system on the iPad 2 and see those details if I am with a client so I don't have to use the ol' "let me get back to my office and pull that up" typical response. Nope, that's just not me. I want it all and I want it now! (Those of you that know me and understand how I work know that this is totally Me!)
